Round-up of the latest deals done in Derby

The arrival of a construction firm to Pride Park heads the list of deals completed in Derby over the past few weeks.
Gratton Construction has signed a long-term lease on 36 Royal Scot Road, on Pride Park, in a deal secured by BB&J Commercial.

Serving the East Midlands, West Midlands, and South Yorkshire, Gratton Construction sought a location that would support its operational efficiency and geographic reach.
The hybrid office and warehouse space in Royal Scot Road offers the firm the ideal environment to manage both its administrative and logistical operations from a central hub.
Cameron Godfrey, the agent responsible for the letting said, โIโm pleased to have facilitated an agreement between our retained client and Gratton Construction within just two months, prior to which we had received numerous offers from local and regional businesses, further highlighting the strong demand for versatile commercial properties like 36 Royal Scot Road.

Industrial activity continues to be buoyant in the city, illustrated by a recent deal secured by FHP Property Consultants.
Acting on behalf of private clients, it has sold Units 4-6, in Downing Road, on the West Meadows Industrial Estate.

The premises originally comprised three industrial/warehouse units, which have all recently been combined and linked together providing 28,675 sq ft of space. It also has recently refurbished offices.
According to FHP, the unit has been sold to a local owner/occupier who required the space due to expansion.
Darran Severn, from FHP Property Consultants, said: โIโm pleased this transaction has completed in what has been a great result for both our client and the purchaser.
โThe unit itself provides good quality warehouse accommodation, which is perfect for storage and distribution.
โThere remains good demand for freehold warehouse units in Derby and further afield due to shortage in supply.

Meanwhile, in retail, Derbion has announced that leading lingerie, clothing and beauty brand Victoriaโs Secret will open a new standalone store at the shopping centre this summer.
Situated on Level 2 of the centre, the 5,712 sq ft store will showcase an increased selection of the brandโs lingerie, sleepwear and beauty products as it moves from its current space inside Next to a standalone location.

Work is set to begin on transforming the space this spring.
The announcement follows a strong 2024 for Derbion in which it welcomed the arrival of new brands such as B&M, White Stuff and Pavers, alongside store uplifts from existing retailers including JD, Greggs, Superdrug, and New Look.

Finally, the owner of Cardinal Square has started refurbishing a wing of the Derby office complex after securing a major deal with a new tenant.
Last year, FHP Property Consultants announced that Inertia Consulting had agreed to take 7,000 sq ft at the complex, which is owned by Nurton Developments.

The refurbished suite will provide open plan high-quality office accommodation, with air conditioning, fibre internet, LED lighting and full height glazing.
The letting to Inertia represented one of the largest office lettings in Derby last year, which has consequently given the buildingโs owners the confidence to refurbish the suite.
Corbin Archer, from FHP Property Consultants, said: โThe refurbishment works of this suite will offer Grade A office accommodation to suit the modern occupiers.
โOff the back of the deal achieved last year, this investment shows Nurtonโs confidence in the building and in the market as they are speculatively refurbishing the suite.
โWe are already in discussions with a number of interested parties as there is a short supply of refurbished office suites across Derby particularly over 5,000 sq ft.โ
