Round-up of the latest deals done in Derby
Heading the list of commercial property deals done in Derby over the past few weeks is the news that footwear retailer Pavers is stepping into the Derbion shopping centre with a brand-new store.
The shoe retailer, which already has 155 stores across the UK and Ireland, has signed a deal for a new 4,000 sq ft unit at the retail and leisure destination.
It will feature a wide range of footwear for adults, alongside handbags and accessories.
The news follows the recent announcement of a £5 million investment in Derbion, which includes major new concept stores for JD and New Look.
Leading bargain retailer, B&M, British fashion and lifestyle retailer, White Stuff, and high-performance sportswear brand, Castore, have also recently opened at the centre.
Beth McDonald, managing director at Derbion, said: “The new Pavers store is a welcome addition to our growing footwear and fashion line-up.
“Pavers’ decision to join Derbion showcases our thriving retail environment, driven by our focus on enhancing existing brands and attracting new ones.”
Staying with retail, property agency Bond Wolfe has secured the £1.3 million sale of a unit on Derby’s Southgate Retail Park to Connect Derby Properties Ltd.
The modern retail unit has The Gym Group as its long-term tenant on a reversionary lease until 20 March 2031.
The Gym Group has leased the unit since 2011. Southgate comprises 48,000 sq ft of retail space, anchored by a Lidl store.
James Mattin, managing director agency at Bond Wolfe, said: “We are pleased to announce the sale of this key retail investment on Southgate Retail Park.
“The property went under offer very quickly after being released to the market, which demonstrates further evidence of the demand for these types of assets from the private investor market.”
BB&J Commercial is continuing its good run of office deals with the letting of prime office space at 15 Brunel Parkway, Pride Park, Derby.
The two-storey property, which spans 2,039 sq ft and offers excellent facilities, has been let under the guidance of Cameron Godfrey, commercial agency surveyor at BB&J.
He said: “I am thrilled to have successfully facilitated a new lease for 15 Brunel Parkway located within Pride Park, Derby, on behalf of our retained client.
“After a strong amount of interest and proposals tabled, new tenants Elegance Bridalwear were able to secure the premises for their continued expansion.
“It’s always welcome to see a change of use within these office buildings, bringing fresh energy and purpose to the space.
“We’re seeing a strong return in the office sector, particularly within modern and dynamic locations like Pride Park and 15 Brunel Parkway is a prime example of what businesses are looking for today.”
Finally, acting on behalf of private clients, FHP Property Consultants has announced the letting of Unit 16 at Cotton Brook Road, in Derby.
The unit has undergone a comprehensive refurbishment to include new cladding to the front, new roof, LED lighting, electric roller shutter loading door, new double-glazed windows and high-quality modern office space.
The premises comprise 6,231 sq ft and have been let on new lease terms for a period of 10 years.
On the righthand side of the property is 14 Cotton Brook Road, to which FHP has just completed the sale on a freehold basis.
This property also comprises the same high-quality fit-out and refurbishment.
Harry Gamble, from FHP, said: “Now that these units present extremely well, it was undoubtable that they were going to be snapped up quickly.
“While we cannot disclose the freehold price, we can say, it was a strong capital value.”
