Round-up of the latest deals done in Derby
The sale of a prominent three-storey office building in the heart of Derby’s city centre heads the list of deals completed over the past few weeks.
Located in the city’s historic Cathedral Quarter, Lisbon House is located at 5-7 St Mary’s Gate.
Following an intense best and final bids process, the property, which offers 3,856 sq ft of space, has been bought by Miller Knight.
The property has the potential for residential conversion, subject to planning permissions.
Cameron Godfrey, agency surveyor at BB&J Commercial, which handled the sale, said: “This sale reaffirms the strong demand for residential conversion opportunities within Derby city centre.
“Lisbon House’s prime location and redevelopment potential make it a highly attractive prospect for investors looking to make the most of Derby’s growth.
“We are proud to have facilitated this transaction and look forward to seeing the transformation by the new owners.”
Elsewhere, law firm Fishers Solicitors has chosen Derby as the place to continue its East Midlands expansion.
It has become the latest business to take space at Oberoi Business Hub, on Pride Park.
Amanda Payne, co-director and head of residential property at Fishers, said: “Having been established in Ashby for nearly 200 years and, with an office in Tamworth, we were looking for new locations in the East Midlands.
“Derby was the natural choice. This is a thriving and growing city, and we were particularly keen to be based in Pride Park, which continues to attract a wide range of new and growing businesses which we can support through our commercial and private client services.”
Kavita Oberoi OBE, founder and managing director of Oberoi Business Hub, said: “We understand the legal world having supported a number of solicitors with our back-office services, including call handling, so we’re delighted to welcome Fishers Solicitors to the Oberoi business community.”
Meanwhile, FHP Property Consultants has confirmed the sale of 92-124 Wiltshire Road, in Chaddesden, to Derby Prestige Cars.
The property sits on a 0.6-acre securely fenced site and comprises a garage/showroom, three workshops, a three-bedroomed flat and a beauty salon.
Darran Severn, from FHP, said: “I’m extremely pleased the sale of 92-124 Wiltshire Road has completed.
“There is a lot of history connected to this property having been owned by our client for over 30 years and it is good to see the property will be used for a similar use going forward.
“Pleasingly, there is still good demand for freehold properties not just in Derby but across the region and sales like this are continuing to complete.
“Capital values remain constant, and we are continually speaking with a number of businesses who are still actively searching for similar opportunities.”
Finally, Salloway Property Consultants has secured a deal involving the former Kip McGrath offices in Mickleover.
CCTV, intruder and fire alarm specialist JKE Fire & Security has become the new tenant of the first-floor offices.
William Speed, of Salloway Property Consultants said, “It is great to be able to place a local business into a prime location within Mickleover.
“The letting to JKE Fire & Security emphasises the fact that local centres are still top of the list for many occupiers.”
Dan Mather, owner of JKE Fire & Security, said: “We are thrilled to have found such a well-located office in Mickleover.
“This move will allow us to serve the local area with ease while providing us with the opportunity to branch out further utilising the excellent transport links.”
