Round-up of the latest deals done in Derby

The sale of a once popular community building in Derby heads the list of commercial property deals completed in the city in recent weeks.

Acting on behalf of The Polish Catholic Mission, Salloway Property Consultants has completed the sale of The Polish Club – a 7,000 sq ft community building in Kedleston Road.

The premises, which were sold with vacant possession, comprise a former residential dwelling to the front and community hall to the rear.

William Speed, of Salloways, said: “I’m delighted that the sale has now completed.

“The property was under offer before to a special educational needs school. Sadly, planning permission was not forthcoming and the purchaser withdrew.

“After approaching the under bidders, we quickly secured another purchaser to progress with the property, ensuring that as little time as possible was lost.”

A representative from the Polish Catholic Mission said: “While we are, of course, sad to say ‘goodbye’ to a property that we have called our home for such a long time, we are excited for our next steps in Derby, a city we have called home for generations now.”

As part of a recent flurry of completions, Salloway has also negotiated a deal involving a Derby industrial unit, which has seen the existing tenant’s lease surrendered and at the same time a new 10-year lease entered into with a new tenant.

Unit 17 Enterprise Way comprises a detached 5,500 sq ft industrial/hybrid unit, which had been occupied by long standing tenants, Hydratight, prior to the firm’s relocation.

While Hydratight had vacated the property, it was still bound by the terms of its lease, which had just over 12 months remaining until expiry.

Consequently, in conjunction with the tenant’s agent, JLL, the terms of a surrender were agreed.

In conjunction with this surrender, a new tenant was identified and the terms of a new lease were agreed with global risk management and business solutions firm Risktec, which is part of TUV Rheinland UK Ltd.

Chris Keogh, director at Salloway Property Consultants, who acted on behalf of the landlord, said: “This was a relatively complicated deal to structure, with the timing and sequence of events ultimately proving to be key to ensure that the surrender of the existing lease and the grant of the new lease occurred simultaneously.

“While there were a few obstacles to overcome during the transaction process, thankfully, we were able to get the deal completed prior to the festive break.”

Finally, independent mortgage and financial advice firm Mortgage and Finance Arena has started 2025 in new premises.

The company, which this year celebrates its 10th anniversary, has moved to offices on Pride Park.

The move to Melbourne Business Court has been completed in time for what is one the firm’s busiest times of the year, according to managing director Suzanne Bradshaw, who founded the business in 2015.

She said: “We’ve built this company on repeat business but now we are expanding and getting more new clients.

“When this office became available and I had a break in my agreement on the previous premises, it just felt right to take the leap and move here into such a prominent place, right across from Pride Park Stadium.

“We are looking forward to supporting more people with their financial decisions from our own new home in 2025.”
