Round-up of the latest deals done in Derby

An engineering specialist relocating to Derby heads the list of deals completed in the city over the past few weeks.

Salloway Property Consultants completed the off-market deal after long standing clients, Ivygrove, started redeveloping a once forgotten corner of industrial units in Parcel Terrace.

Engineering solutions firm Bennett Engineering, which this year celebrates its 25th anniversary, has agreed a deal for Unit 5 after receiving assistance from Salloway’s Will Speed.

Director Seleena Creedon said: “We were looking for Derby premises and Will had been helpful in showing us a range of offices available.

“However, when we mentioned industrial units as being part of our future plan, he knew exactly what to show us to make them today’s plans.

“The unit has been brilliantly renovated. We’ve also managed to put our own stamp on the place already with our vision of using a mezzanine floor as our design office space coming to life.

“This move has enabled us to add new services for Bennett Engineering’s clients, including manufacturing and assembly, which has already been well received.”

William said: “This off market letting further confirms the fact that the industrial market in Derby is still experiencing high demand while stock levels can’t keep up.”

Over on Pride Park, Oberoi Business Hub has welcomed another new business through the door – this time specialist database, cloud and applications managed service provider DSP.

The firm, which also has UK offices in London and Leeds, as well as bases in Dublin, the US and Canada, has relocated its sales and marketing function, and some of its technical function, to the serviced offices on Pride Park.

The fast-growing company manages high-performance database and IT infrastructure with expertise and capabilities in Oracle, Microsoft, SQL service and multi-Cloud technologies, for a wide range of national and international clients.

Kavita Oberoi OBE, founder and managing director of Oberoi Business Hub, said: “DSP’s relocation to Oberoi Business Hub reflects the growing requirements for businesses of all sizes to have high quality serviced office accommodation with a prestigious business address.”

John Cronshaw, head of business operations at DSP, said: “We were previously based in leased offices in Nottingham but were looking for a new regional base to accommodate the growing number of employees who are returning to the workplace having previously worked remotely.

“Oberoi Business Hub is the ideal solution for our sales and marketing team, which is a particularly collaborative function within our people-first culture, as well as some of our technical delivery.”

In retail, BB&J Commercial has announced the successful lease of the ground-floor retail unit at 5 Babington Lane, following its sale to The Berry Group in November last year.

The 2,800 sq ft unit has been leased to Manaforge Games, a newly established business specialising in board games, trading card games, and table top war games.

Cameron Godfrey, surveyor at BB&J, who led the negotiations, said: “The retail market in early 2024 was challenging, with many businesses cautious in light of economic uncertainty.

“However, as the year went on, we saw increased interest and momentum, which led to securing Manaforge Games Ltd as the new tenants.

“Their unique offering will not only serve gaming enthusiasts but will also bring life back to Derby’s city centre.

“With the Becketwell regeneration scheme and the newly developed Nightingale Quarter, Derby is once again becoming a city of growth.”

The letting adds to the number of new businesses arriving in Derby’s St Peter’s Quarter.

According to research carried out by the Cathedral Quarter and St Peters Quarter Business Improvement Districts, more than 30 new businesses have recently opened across both areas.

Brad Worley, BID manager for the Cathedral Quarter and St Peters Quarter, said: “We still have empty units in and around Derby, but the findings from our new report are hugely positive.

“Like every other city across the UK, there are challenges when it comes to city centre trading, but we are determined to strengthen the quality of our city centre streets.

“The fact that we have seen such a large number of businesses open in Derby in recent months – and more are coming in the next few weeks, is testament to the fact that Derby has a lot to offer.”
