Derby’s £100m Castleward scheme shortlisted for top national award
The £100 million Castleward regeneration scheme has been shortlisted for a top national award.
The project to create 800 new homes and business accommodation across a 30-acre brownfield city centre site has been announced as a finalist at this year’s Inside Housing Development Awards.
The awards celebrate the best residential developments across the UK, with Castleward being shortlisted in the ‘Best development (urban – outside of London)’ category.
Dave Bullock, managing director at regeneration specialist Compendium Living, which is delivering the scheme, said: “We’re extremely proud that our Castleward development has been recognised for bringing high-quality and much-needed homes to Derby.”
Rachel North, deputy chief Executive at Derby City Council, said: “Just to be shortlisted is a tremendous accolade for the project and those who have been working so hard to move it forward.”
The placemaking project began in 2013 and is set to run until at least 2028, creating apprenticeships and work experience opportunities along with the new housing.
The project has also seen the creation of a new boulevard and public open space with public artwork.
Work on Phase Two of the development, consisting of 42 two and three-bedroom homes and apartments for open market sale and 12 two-bedroom affordable apartments, completed last November.
All of the affordable apartments are now occupied and only one open market property is still available to purchase.

“We’re thrilled to have completed the second phase of Castleward, expanding this vibrant new community which people can be proud to call home.
“We’re looking forward to beginning works on Phase Three later this year and continuing our successful partnership with Derby City Council and Homes England.”
Rachel said: “Castleward is a hugely important housing-led regeneration scheme that will support continued economic growth in the city, while also helping to enhance the local area.
“This is only the beginning. With the support of its partners, the council has sought a compulsory purchase of land to continue the regeneration of Castleward, providing a further 512 homes by 2030.”
The Inside Housing Development Awards ceremony will be held on Thursday 4 November.
